This is a rare opportunity to own a holiday home on a peaceful, well meintained private site in Scarborough with the sea front only a 10 minute drive away.
The site is nice and quiet and ideal for those looking for a relaxing retreat and is kept and landscaped to a high standard with frequent sightings of red deer, rabbits and highland cows that are kept in an adjacent field. The grass is frequently cut around the caravan and biffa bins are only 1 minute walk away for general rubbish and recycling.
The site is open all year round, and incorporates rented lodges but renting of the caravans is prohibited on this site. Situated on an elevated area of the park with stunning sea views and overlooking Scarborough and the surrounding area including Oliver’s mount and Scarborough castle there is lots of scenery to enjoy and we never got bored of sat on the balcony looking out over the town and sea. The external of the caravan has been equipped to a high standard including: •rope light long the gutter and down pipe looks nice as night giving a nice warm glow.

The caravan features 2 forms of heating with bottled gas central heating combi boiler (comes with 2 x 47kg bottles one of which is full and 2 x air conditioning units which can heat and cool. The boiler was serviced and gas tested in Feb 26 and will come with a current electrical certificate, 2 x new smoke detectors and 2 x new carbon monoxide detectors. The interior of the van is nice and features an open plan kitchen/diner living area including: •new small electric oven, bought 2026

Insurance required is new for old as per site requirements.
The current license agreement is transferable and currently expires in May 2033 after which a new agreement will need to be negotiated on a rolling annual basis
The park owners will need to meet the new owners as part of the vetting process so it would be advised to view the caravan and meet the owners before purchasing, any questions please ask, viewing is appointment only as we live 2 hours from the site
